Carefully Review the Purchase Agreement and Sign It

In Curaçao, just like elsewhere, the purchase of a home is recorded in a purchase agreement. After signing, you have a 3-day cooling-off period. If you include resolutive conditions in the contract, you can still withdraw if one of these conditions applies. A common example is when you are not yet certain whether you can secure financing for the property.

Have Your New Home Appraised (and Possibly Inspected)

As in any other country, mortgage lenders in Curaçao want to know the value of the property. A property valuation is therefore mandatory (for new-build homes this may sometimes not be required). A certified appraiser determines the market value. This is also a good time to arrange a structural inspection. If you included a condition in the purchase agreement stating that the property must be technically sound and that repair costs may not exceed a certain amount, you can withdraw from the purchase if significant defects are found.

Gather All Required Documents

Once you have chosen a mortgage lender, the real paperwork begins. You will need to submit a range of documents, such as a valid ID, salary slips, proof of own funds and any outstanding loans, the purchase agreement, and the valuation report. In many cases, a life insurance policy is also required — which I can arrange for you as well.

Time to Sign

While you are choosing paint colors for the bedroom and already redesigning the kitchen in your mind, I make sure everything is arranged behind the scenes. The mortgage lender reviews all submitted documents. Everything can be uploaded digitally, saving a lot of time. Once approved, it’s time to sign the final mortgage offer.

Finally, Visit the Notary

When the financing is complete, you will visit the notary to sign the mortgage deed — a process known as passing. The notary then transfers the funds to the seller. From that moment on, the home is officially yours. Definitely a moment for another glass of champagne.
