This price surge is not only happening in Jan Thiel but also in other key locations, including the city center, where even small plots or rundown buildings that were considered undesirable 10 years ago have now become unaffordable.

Owners of commercial land have also recognized the shift in market dynamics. As a result, prices in high-traffic and high-visibility locations have increased dramatically, reaching up to NAF 1,500 per square meter. Investors are now buying residential properties, demolishing them, and converting the land for commercial purposes, further increasing land value.
