Land prices in Curaçao have experienced significant growth in recent years. In sought-after neighborhoods such as Jan Thiel and Brakkeput, land was available for NAF 100 per square meter approximately five years ago. Today, depending on the location, prices have surged to NAF 250 per square meter for standard plots, reaching as high as NAF 1500 per square meter for prime locations.

Factors Driving Price Increases  
The dramatic rise in land prices is largely driven by market demand. Desirable areas attract greater interest, leading to increased competition for available properties. As popular neighborhoods approach full development, fewer new subdivision projects are introduced, resulting in limited land availability. Investors who secured plots at lower prices several years ago are now capitalizing on the rising demand, with some asking up to five times their initial purchase price.

Despite these higher prices, plots continue to sell, reflecting market confidence that land values will maintain an upward trajectory, albeit at a more moderate pace. Additionally, location remains a critical factor in determining property value. Homes in prime areas of Curaçao can command prices up to three times higher than similar properties located just a few kilometers away.

Beyond Jan Thiel – Broader Market Growth  
The trend of rising prices is not limited to Jan Thiel and other coastal neighborhoods. Even in the city center, small parcels of land or dilapidated properties that were once difficult to sell are now highly valuable.

Commercial landowners have also recognized this upward trend. Properties in high-visibility and high-traffic areas have reached prices of NAF 1500 per square meter. In some cases, residential homes are being purchased, demolished, and redeveloped to accommodate commercial projects, reflecting the demand for strategic locations.

Is Land Still a Sound Investment in Curaçao?  
For investors contemplating land acquisition as part of their portfolio, the answer is an unequivocal YES. Prime locations retain long-term value and offer strong resale potential. When the time comes to liquidate, land in sought-after areas is quickly absorbed by the market.
