Step 1: The Decision
Once you have decided to purchase a specific property in Curaçao and there is an agreement on the price and terms, a preliminary purchase contract is drawn up. This is usually done by the seller’s real estate agent. The contract contains all essential agreements, such as the sale price, transfer date, inclusion of movable property, and any conditions that may dissolve the agreement.
The seller's agent can easily send this contract to you by email. After signing, you return the document via email, accompanied by a copy of your passport for identification.
Step 2: The Official Transfer
The official transfer of real estate in Curaçao always takes place through a notary. Once the agent has forwarded all necessary documents to the notary, the notary will contact you to discuss the transfer. The notary will ask how you intend to finance the purchase. If you are financing the property without a mortgage (a so-called 'cash transaction'), you will receive a form to declare the source of the funds.
