Are you looking for the cheapest notary on Curacao? Unfortunately, I have to disappoint you.
In Curaçao, the rates for the most common notarial services have been determined by the Common Court of Justice.
All rates are subject to 8.5% office and handling charges. There are fixed rates, where deviation downwards or upwards is not permitted. These rates apply to mortgage deeds, real estate transfers and auctions. Minimum rates have also been set for the handling of inheritances, division of assets after divorce, formation of limited liability companies and foundations, prenuptial agreements and wills. All notarized rates are subject to 6% Sales Tax. Stamps must be affixed to each deed and to each attachment, these amounts to NAF. 10, – per A-4. The stamps are not subject to sales tax.

Purchase and transfer of real estate and establishment of mortgages

For real estate transfers, 4% transfer tax is payable on (in principle) the purchase price. Mortgage deeds and deeds for the transfer of real estate must be registered with the land registry. Registration costs are payable on this. The notary must also inspect the land registry to check certain matters. The Land Registry also charges costs for this.

In many cases, you can consult the website of your civil-law notary to calculate the rate yourself. When purchasing a plot of land or house, the land tax and possibly ground lease on the remainder of the current year will usually still have to be paid.

Mortgage deed rates

With mortgages, debt bond stamp is also due, which is a tax of four percent on the principal.
With a mortgage, risk insurance or life insurance will usually also be taken out and, of course, fire insurance with extensive coverage. These insurance costs are often charged by the financing institution through the notary. Some banks charge a closing fee.

Wills on Curacao

The minimum rate charged for wills is NAƒ. 420.-. There will be at least stamps of NAƒ. 15, – and the turnover tax of NAƒ. 25.20 at. A will therefore costs you at least NAƒ in total. 460.20.

Prenuptial agreement on Curacao

Prenuptial agreements made before the marriage cost at least:

Stamps and registration fee NAƒ. 130,00
Sales tax NAƒ. 45,00
Total NAƒ. 925,00

Prenuptial agreements incurred during the marriage cost more, because they usually include a deed of division of the matrimonial community of property.

Cohabitation contract on Curacao

Cohabitation contracts can regulate several subjects.
The minimum costs that must be taken into account are:

Sales Tax NAƒ. 36,00
Total NAƒ. 661,00

Pension foundations – pension B.V.

The total formation costs of a pension foundation are approximately NAƒ. 2.725, – and that of a pension B.V. (or N.V.) or other N.V. or B.V. approximately NAƒ. 2,725.
