Buying a home on Curacao subject to a structural inspection!

When do you perform an architectural inspection on Curacao?

You can choose to have a building inspection carried out before the statutory reflection period has expired. Another option is for the building inspection to be carried out within 10 days after the statutory reflection period has expired. In this case, it is agreed that the agreement can be dissolved if the repair of defects and immediately necessary overdue maintenance exceeds a certain agreed amount. On average, this amount is around NAF 10,000 in structural defects (for example, rotten window frames or a bad roof or cracks in the foundation).
Of course it is also possible to have a construction inspection carried out at an earlier stage, so that you know where you stand before you start the negotiations. Because a construction inspection on Curacao quickly costs NAF 500, it is a waste of your money if you do not reach an agreement in advance.
